The making of a Houston realtor agent and our illustrious leader Tom Lien whom recently established Reland Homes Group.
Tom was educated in the United kingdom at a private boarding school, King’s Ely, Cambridgeshire, England.
It was founded in 970 AD renamed the king’s school in 2012, making it one of the oldest schools in the world.
His desire at the time to pursue a potential career in oil & gas like fellow king’s school’s notable alumini, Lord Browne of Madingley, Former CEO of British Petroleum lead him to the University of Houston, Texas.
Meanwhile during his studies at UH, he leased homes in various Houston neighborhoods.
Texas Medical center, West University, Meyerland and Memorial West were just some of the neighborhoods Tom lived in during University Studies.
They lived in various Houston neighborhoods such as Spring Branch (zip code 77080, 77043), Energy Corridor (zip code 77079, 77450) and Sugarland (zip code 77479, 77478) plus other greater Houston areas. This allowed him further understanding of Houston’s real estate geography.
Social Clubs often met up at Downtown Houston or Midtown Houston locations as there are a plethora of entertainment venues, restaurants and malls.
Tom moved to the Galleria Central Business District (zip code 77057, 77056) and uptown neighborhoods since it was closer to downtown and midtown.
Recently, he joined Keller Williams Metropolitan which has greater exposure within 610 inner loop areas.
Tom was often called upon to help search for primary residence purchase by clients and friends. Among the daily buy/sell request, there were also commissioning searches for ideal investment or income properties (Single Family, Duplex or Multi-plex) for his more advanced clients, seeking to diversify their holdings portfolio.
Due to his first-hand local knowledge of various Houston neighborhoods, as an Houston Realtor he can seek out areas representing the highest return of investment (R.O.I.) properties versus client’s risk tolerances.
Open house visits and arranging property showings with Houston realtors further expanded Tom’s knowledge of Houston neighborhoods in other areas such as Memorial (zip code 77024, 77057), Rice Military (zip code 77007), West University/Southside (zip code 77005), Montrose (zip code 77006) , Bellaire (zip code 77401) , Upper Kirby (zip code 77098), Sugar Land TX Homes for Sale and Richmond TX Homes for Sale.
Despite helping various buyers communicate with their represented realtors in acquiring suitable properties, while not expecting to receive any rewards, Tom received market and neighborhood knowledge which was by far more rewarding than compensation.
Overtime through repetition while meeting more people through both professional & social circles, patterns of predominant Houston home cash buyers became more apparent from countries like China.
This meant contract pending were more likely to complete compared to possibilities of unforeseen mortgage buyers falling short prior to completion.
Tom accumulated 25 years of Houston Neighborhood knowledge through thousands of open houses visits, showing requests and first-hand living in many Houston neighborhoods.
Our group of multi-sector professionals consisting of former investment banking brokers from financial institution such as Morgan Stanley, Citi, Deutsche Bank, BNY Mellon (former bank of New York) and RBS (Royal bank of Scotland) all gathering market intelligence to provide Tom with the necessary information to use at his disposal.
